Our Story

At White Knight Investment Group, we target investment opportunities that focus on value creation for our investor/partners. Our core strategy concentrates on identifying and acquiring opportunistic acquisitions of under-performing or under-capitalized investment properties with value add components. Our overall investment objective is capital preservation, attractive cash distributions and forced appreciation. Our goal is to unlock the value of these commercial assets through a combination of in depth underwriting, sound financing strategies, calculated renovations and aggressive management. 


INVESTMENT CRITERIA


  • •Value Add Component is a MUST
  • •Retail, Small Bay Industrial and Self Storage - (R) (SB) (SS)
  • •20-40% vacancy preferred -  (R) (SB) (SS)
  • •Size: 10,000 - 50,000 sq. ft./ Multi Tenant preferred - (R) (SB) (SS)
  • •Price: $1 to $5 million is our sweet spot but will go higher or lower - (R) (SB) (SS)
  • •Easy access to major roads and industry - (SS) (SB)
  • •Age and condition of all utilities: Under 10 years for roof and HVAC is preferred - (R) (SB) (SS)
  • •Preferably below market rent - (R) (SB) (SS)
  • •Prefer at least one national tenant - (R)
  • •Prefer rough building in good neighborhood - (R) (SS)
  • •Good access to highway - (R) (SB) (SS) 
  • •Small Bay Industrial, Neighborhood Strip Center & Mom and Pop Self Storage = Perfect Scenario 
  • •Within a 3 hour radius of Nashville, TN
  • •Within a 1 hour flight time from Nashville, TN
  • •Seller/Creative Financing is a Plus
  • •Motivated Seller
